Fixed-price contracts that keep variations to a minimum. You see the full price, built from your real materials, before a slab is poured.

A collaborative Design Sprint with structured weekly sessions. You are never left alone to figure out the hard decisions.

Beautiful and buildable. Engineering and Passive House performance are integrated from day one, not bolted on later.

From $1,500

Begin with a site assessment and feasibility report. The full design and tender builds up transparently to $21,000, and 50% is credited back into your building contract when you build with us, so your design and tender effectively costs around $10,500.

Designers and architects often charge $10,000 to $30,000 for design alone. With Marvel you also get colours, real-material 3D renders and a complete, correctly priced fixed-price tender, from a builder who controls the whole project and helps secure your approvals. Already have a designer or architect you love? Keep them and bring us in to build, or buy each part of the design and tender individually.

How the price builds up

Effective design & tender when you build with Marvel: ~ $10,500.

Why pay for this upfront?

A real price for your home, not a sales quote on theirs.

A project home builder will tender one of their designs for around $1,500. That is a quote on their product, priced with provisional sums that move once you have signed. On a $1.5 to $2 million build, the full design and tender is roughly 1% of the cost, spent to make the other 99% certain before you commit.

  • A fixed price, not a guess

    We design your home for your block, then trade-quote every line. You get a price you can build from, with the six-figure variation risk taken out before the slab is poured.

  • You are never locked in

    Start at $1,500 and only go further when you are ready. Build with us and 50% of your design and tender comes back into your contract.

  • What you see is what you build

    Real materials, real renders and a fixed price, presented in person. You commit to construction knowing exactly what your home is and what it costs, with no surprises after the slab.

  • The plans are yours to keep

    Your full tender set is yours, produced so our trades can price your home accurately. If we are not the right fit, you walk away with the work you paid for.

  • This is a collaborative effort with our designers, architects and builders. We don't rush it. Our Design Sprint is built for exactly this: through weekly sessions and structured feedback we refine the design iteratively until you are completely satisfied. Your input shapes every decision.
