The site assessment flips that order. We read your block first, tell you what it allows, and identify the cost drivers up front. Then any number you are given actually means something.

Zoning, height, floor space ratio, setbacks, and the overlays that apply: heritage, flood, bushfire, or tree preservation. The rules that decide what is possible, in plain English.

Whether your goal fits the site, and the likely route to approval: complying development (CDC) or a development application (DA), with realistic timeframes for your council.

The cost drivers that move the number

Slope, access, demolition, soil, and services. The site-specific factors that quietly add or remove tens of thousands, identified before you design, not after the slab.

Do I have to build with Marvel Homes after a site assessment?

No. The report is yours to keep and use with any builder or architect. We built the assessment as a genuinely independent first step. If it turns out a Marvel build is not the right fit for your site or brief, we will tell you.

How long does a site assessment take?

Around 4 weeks from when we receive your address and any survey or title documents. Heritage, flood, bushfire, or tree-constrained sites can take a little longer because there is more to review.

What do I need to provide for a site assessment?

The property address is enough to begin. A contour survey, title documents, and your brief help us go deeper, but we can start the planning and feasibility review with the address alone.
