Custom Home Builders
Strathfield
For families replacing an older Strathfield home with a premium custom build that is healthier, quieter and cheaper to run. Engineering founders, licensed builders, fixed-price construction and certified Passive House performance where the site suits.
Local knowledge
Strathfield custom homes should do more than look expensive.
For Strathfield families, the goal is not just a larger new home. It is a healthier, quieter and more energy-efficient home, with the site, brief and budget tested before the design runs too far.
Many builders can show a polished facade. The harder question is how the home will feel in July, how much energy it will use in February, whether the indoor air stays fresh, and whether the design survives council, trees, budget and construction without late surprises.
Marvel Homes brings a different lens to Strathfield custom homes: engineering-backed site review, Passive House performance where the site suits, airtightness and ventilation detailing, and a small annual build volume so the construction detail is not lost once the drawings leave the office.
Why Marvel
A custom home should feel as good as it looks.
Engineers & Licensed Builders
Marvel Homes gives your project the backing of engineering founders and licensed builders. The people guiding your build understand design intent, structure, buildability and cost from the start.
Health and comfort designed in
Stable indoor temperatures, filtered fresh air and mould-resistant detailing are part of the performance brief, not an optional upgrade.
Energy efficiency with proof
Where Passive House is the target, the home is modelled in PHPP and verified through blower-door testing and third-party PHI certification.
Custom service with cost checks built in
Your home is shaped around your site, brief and budget. The Marvel 360 process brings design, buildability and cost checks together early, so the tender is not a surprise at the end.
Planning
Tree preservation orders.
Strathfield is a well-treed suburb, and the council DCP has active tree preservation provisions. Many older Strathfield properties have significant trees, and some have individual Tree Preservation Orders that restrict removal without council approval. Getting the tree assessment right early avoids designing a building footprint that is incompatible with trees that must stay.
Marvel Homes reviews the tree canopy on every Strathfield site before committing to a design direction. Where trees are protected, the design works around them. Where trees can be removed with council consent, we advise on the process and timeline. This is not a complication that comes up late in our projects.
Design
Wide blocks, stronger Passive House design.
Wide blocks give more flexibility in Passive Housedesign. On a narrow lot, the orientation of the building is often constrained by the street frontage. On a wide Strathfield block, the building can be oriented to maximise north-facing glazing regardless of street orientation, and the deeper plan can be designed with proper cross-ventilation, thermal mass placement, and room arrangement to suit the family's way of living.
On every project, the passive house is modelled in PHPP and independently certified to the Passive House standard by a third-party PHI-accredited certifier. Wide blocks mean the PHPP modelling can be optimised for orientation, window sizing, and thermal mass placement in ways that narrow lots simply do not allow.
Coverage
Strathfield and the surrounding suburbs.
Marvel Homes builds across the Strathfield Council area, covering Strathfield, Homebush, Homebush West, and Flemington. We also build in adjacent suburbs including Concord, Burwood, and North Strathfield, which fall under different councils but have similar site characteristics. If your block is in this part of Sydney, we are familiar with the planning environment and the typical site conditions.

Certified passive houses across Sydney, designed for this city's climate and the way we live here.
Common questions
Are you custom home builders in Strathfield?
+
Yes. Marvel Homes builds premium custom new homes and knock-down rebuilds across Strathfield Council, including Strathfield, Homebush, Homebush West, and Flemington. We are not a catalogue project-home builder. We assess the site, tree canopy, planning pathway, performance target and construction budget before design and pricing move too far.
Why is Strathfield such an active knock-down rebuild market?
+
Strathfield has some of the widest residential blocks in inner Sydney, many with 15 to 20 metre frontages. The existing housing stock is a mix of Federation, interwar, and postwar homes that are reaching the end of their practical life. Land values in Strathfield are significant, and the area is exceptionally well connected by rail and road. For owners who want to stay in the suburb but live in a modern, high-performance home, a KDR on an existing Strathfield block is often a strong financial and lifestyle decision.
How does Strathfield Council handle tree preservation?
+
Strathfield Council has active tree preservation provisions in its Development Control Plan. Trees over certain dimensions require council consent to remove, and some significant trees on older properties have individual Tree Preservation Orders (TPOs). Before committing to a design, Marvel Homes reviews the tree canopy on your block and confirms which trees are protected, which can be removed with consent, and how the proposed building footprint can be configured to protect what must be kept. Tree issues identified late in the design process can be costly to resolve.
How much does a custom home cost to build in Strathfield?
+
Marvel Homes builds custom homes in Strathfield with construction budgets from $900K to $2M+. Strathfield's wide blocks often mean larger homes are possible, and the cost reflects the size of the build, the specification level, and the site conditions. Passive house certification adds approximately 15 to 20% to the construction cost but dramatically reduces heating, cooling, and energy demand over the life of the home. We do not provide indicative pricing without reviewing your specific site, brief, and planning constraints.
Do I need a DA or CDC for a knock-down rebuild in Strathfield?
+
Many Strathfield sites are CDC-eligible under the Housing SEPP, which allows for faster approval through a private certifier. However, sites near heritage conservation areas, sites with trees that require council consent to remove, or sites that exceed CDC standards for height or floor space ratio will require a DA. Strathfield Council has also been active in updating its LEP, which may affect some sites. Marvel Homes confirms the correct approval pathway at the start of every project.
