What a certified Passivhaus actually costs in Sydney, 2026.
Most builders will not publish a number until after a site visit. We publish the ranges here, in square-metre-rate terms, and explain what moves the number up or down.
Get a site-specific rangeThere is no single number. Here are the three ranges.
A certified Passive House by Marvel Homes in Sydney typically falls between $3,800 and $5,800 per square metre of build area in 2026. These are build-area rate guides drawn from real projects, not fixed quotes. Treat them as a rough starting point: every site is different, and every client's choice of finishes moves the number. For independent context on Passive House standards in Australia, see the Australian Passivhaus Association.
Band A. Entry passive house, simple site
$3,800 to $4,400 per m² of build area. Flat block, rectangular form, no basement, standard fittings.
Band B. Standard passive house, mixed site
$4,400 to $5,100 per m² of build area. Gentle slope, typical Sydney knock down rebuild, higher-spec joinery, one set-down or split level.
Band C. Premium passive house, complex site
$5,100 to $5,800 per m² of build area. Sloping or narrow site, basement, architect-designed, high-grade joinery and stonework.
Six cost drivers, from largest to smallest.
| Driver | Effect on rate | Why |
|---|---|---|
| Site complexity | +10 to 25% | Slope, access, retaining, demolition |
| Spec level | +5 to 20% | Joinery, stone, glazing upgrades |
| Form factor | +5 to 12% | More facade area per m² means more envelope cost |
| Certification | +0.5 to 0.8% | Certifier fees and extra documentation |
| Basement / lower ground | +$200k to $400k | Excavation, waterproofing, retaining |
| Planning path | +3 to 8% | CDC vs DA vs heritage consent timing |
What a Passive House actually saves, monthly.
We model the running cost of every home in PHPP and then reconcile against the first full year of metered data for every client who lets us.
- Heating and cooling: around 80% less than BASIX minimum. A typical Sydney family home runs $25 to $50 per month for HVAC.
- Hot water: all-electric heat-pump, typically $15 to $25 per month for a family of four.
- Solar: typically 6.6 to 13 kW PV, netted off grid bill. Many clients export more than they import over a year.

- Compared to a premium custom home at the same finish level and site complexity, typical uplift is 15 to 20%. Compared to a volume-builder spec, the uplift is much larger, but so is the finish level.
