Why the Eastern Suburbs needs passive house more than most
The Eastern Suburbs is Sydney's most expensive residential market. Homes here represent a significant long-term investment. And yet most of them are uncomfortable in summer, damp in winter, and expensive to run. The coastal environment accelerates the problems: salt air corrodes fittings and penetrates wall cavities, humidity drives mould growth, and the wind-driven rain that the coastline receives is significant.
A passive house addresses all of this structurally. The airtight envelope, verified at 0.6 ACH by a blower door test, means the amount of uncontrolled air movement through the building is minimal. Salt air, humidity, and allergens enter only through the HRV system, where they are filtered. The continuous fresh air supply eliminates the condensation and moisture accumulation that drives mould in standard homes. For a home in Bondi or Coogee, this is not a premium. It is the correct way to build.
Heritage in Paddington and Woollahra
Paddington falls largely within Heritage Conservation Areas managed by Woollahra Council and the City of Sydney. The Victorian terrace rows are protected streetscapes. Building new in Paddington typically requires a DA, a heritage impact statement, and a design that responds to the terrace form without mimicking it. We work through this process with council heritage officers as part of every project we take on in the area.
Woollahra Council more broadly has an active heritage programme. Even freestanding homes in Rose Bay, Double Bay, and Vaucluse can have heritage overlay or contributory status that requires a DA. Mo checks this at the site investigation stage.
Coastal corrosion and construction specification
Within 500 metres of the coast, Australian Standards require specific corrosion protection for structural steel and fixings. Within one kilometre, many specifications need upgrading from standard to corrosion-rated categories. We specify materials appropriate to the coastal environment from the design stage: stainless or hot-dip galvanised fixings, treated timber, and appropriate window hardware ratings. This is not optional in Bondi or Coogee. It is what keeps the building maintenance-free for the next 30 years.
Sloping and cliffside blocks
The Eastern Suburbs has significant topographical variation, particularly near coastal cliffs in Vaucluse, South Coogee, and Bronte. These sloping sites require thoughtful civil engineering: the foundation system, the retaining structures, the stormwater management, and the access during construction all affect the project cost and feasibility. Mo Amin's civil engineering background means these assessments are done accurately and in-house, not passed to a structural engineer who has never seen the site.
