Strathfield: Sydney's best KDR precinct

Strathfield has a combination of attributes that makes it one of Sydney's best precincts for a knock-down rebuild: wide blocks (many 15 metres and above), excellent transport connections (Strathfield Station is a major interchange), a long-established community, and an older housing stock that many owners have outgrown. For a family that wants to stay in the suburb but wants to live in a home that actually performs, the case for a KDR on an existing Strathfield block is straightforward.

The cost of land in Strathfield means the build cost is a fraction of the total investment. Spending an extra 15 to 20% on a passive house, rather than a standard NCC minimum build, is a small premium on the overall project and delivers a home that performs at a dramatically higher level for the next 50 years.

Tree preservation orders

Strathfield is a well-treed suburb, and the Council's DCP has active tree preservation provisions. Many older Strathfield properties have significant trees, and some have individual Tree Preservation Orders that restrict removal without council approval. Getting the tree assessment right early avoids designing a building footprint that is incompatible with trees that must stay.

Mo Amin reviews the tree canopy on every Strathfield site before committing to a design direction. Where trees are protected, the design works around them. Where trees can be removed with council consent, we advise on the process and timeline. This is not a complication that comes up late in our projects.

Wide blocks and passive house design

Wide blocks give more flexibility in passive house design. On a narrow lot, the orientation of the building is often constrained by the street frontage. On a wide Strathfield block, the building can be oriented to maximise north-facing glazing regardless of street orientation, and the deeper plan can be designed with proper cross-ventilation, thermal mass placement, and room arrangement to suit the family's way of living.

On every project, the passive house is modelled in PHPP and independently certified to the Passive House standard by a third-party PHI-accredited certifier. Wide blocks mean the PHPP modelling can be optimised for orientation, window sizing, and thermal mass placement in ways that narrow lots simply do not allow.

Strathfield and the surrounding suburbs

Marvel Homes builds across the Strathfield Council area, covering Strathfield, Homebush, Homebush West, and Flemington. We also build in adjacent suburbs including Concord, Burwood, and North Strathfield, which fall under different councils but have similar site characteristics. If your block is in this part of Sydney, we are familiar with the planning environment and the typical site conditions.

Common questions

Do you build in Strathfield?

Yes. Marvel Homes builds across Strathfield Council, including Strathfield, Homebush, Homebush West, and Flemington. Strathfield is one of Sydney's prime KDR precincts: wide blocks, well-connected transport, and an older housing stock that many owners are looking to replace with a quality new build. We handle the full process from site feasibility, tree preservation assessment, and council approvals through to passive house construction and handover.

Why is Strathfield such an active knock-down rebuild market?

Strathfield has some of the widest residential blocks in inner Sydney, many with 15 to 20 metre frontages. The existing housing stock is a mix of Federation, interwar, and postwar homes that are reaching the end of their practical life. Land values in Strathfield are significant, and the area is exceptionally well connected by rail and road. For owners who want to stay in the suburb but live in a modern, high-performance home, a KDR on an existing Strathfield block is often the best financial and lifestyle decision.

How does Strathfield Council handle tree preservation?

Strathfield Council has active tree preservation provisions in its Development Control Plan. Trees over certain dimensions require council consent to remove, and some significant trees on older properties have individual Tree Preservation Orders (TPOs). Before committing to a design, Mo Amin reviews the tree canopy on your block and confirms which trees are protected, which can be removed with consent, and how the proposed building footprint can be configured to protect what must be kept. Tree issues identified late in the design process can be costly to resolve.

How much does a custom home cost to build in Strathfield?

Marvel Homes builds custom homes in Strathfield with construction budgets from $900K to $2M+. Strathfield's wide blocks often mean larger homes are possible, and the cost reflects the size of the build, the specification level, and the site conditions. Passive house certification adds approximately 15 to 20% to the construction cost but dramatically reduces heating, cooling, and energy demand over the life of the home. We do not provide indicative pricing without reviewing your specific site, brief, and planning constraints.

Do I need a DA or CDC for a knock-down rebuild in Strathfield?

Many Strathfield sites are CDC-eligible under the Housing SEPP, which allows for faster approval through a private certifier. However, sites near heritage conservation areas, sites with trees that require council consent to remove, or sites that exceed CDC standards for height or floor space ratio will require a DA. Strathfield Council has also been active in updating its LEP, which may affect some sites. Mo confirms the correct approval pathway at the start of every project.
