The Soho is drawn from our certified Passive House in Lilyfield, an Inner West home on a narrow block with a 2.9 metre fall and a large protected tree anchoring the front boundary. Rather than fight the site, the design steps down with the slope, so the levels follow the land instead of forcing a cut-and-fill battle.
It is a 260 sqm layout with four bedrooms, room for studies, and a double-height living void that draws the protected tree into the heart of the home. The Passive House modelling, healthy material choices and consultant coordination are already resolved. From there, we modify the plan to suit your block, your orientation and the way you live.

Designed for a narrow, stepped inner-west lot
Inner West and inner-city blocks come with real constraints: narrow frontages, steep falls across the site, heritage streetscape controls and protected trees. The Soho is engineered around exactly that. A stepped, split-level section turns a 2.9 metre fall from a problem into usable, light-filled space, while tight setbacks and roofline limits are resolved to the Passive House standard from the first sketch.
Where a protected tree anchors the boundary, we design with it rather than around it. At Lilyfield, a full-height glazed void frames the gum tree, so the tree that began as a planning constraint became the centrepiece of the entry. We manage the slope, the certifier and the council so you get an airtight, filtered, comfortable home that costs a fraction to run.
