The Finlay is drawn from our certified Passive House in Warrawee, a leafy Upper North Shore block that falls away across the site. Rather than carve the slope flat, the design steps down with the land: the garage and entry sit on the lower level, and the main living floor opens out level with the rear garden, pool and alfresco.
It is a 300 sqm layout with five bedrooms, a study, a rumpus and open-plan living at its heart. The Passive House modelling, healthy material choices and consultant coordination are already resolved. From there, we modify the plan to suit your slope, your orientation and the way you live.

The Finlay is engineered for split-level lots, designed around the slope rather than against it, so the levels step with the land. At Warrawee, that meant a garage and entry tucked under the upper floor, freeing the main level to sit flush with the rear garden and pool.
