However your project begins, with one of our certified designs, a blank page, or plans you already love from your own architect, the same engineering-led team makes it buildable, healthy and energy efficient, then carries it through to handover. The accountability never changes hands.

Knock-Down Rebuild
We assess the structure, the planning controls, and your brief before recommending a rebuild. Many Sydney sites carry heritage overlays, biodiversity constraints, or stormwater requirements. These are best understood before demolition, not after.

Engineered first for air quality, a stable temperature, and around 80% less energy than a standard home. Independently certified to the Passive House standard, so it is measured, not just claimed.
A predictable, fixed-price process
Every decision is resolved before construction: design and tender take around 14 to 18 weeks, approvals run 6 weeks (CDC) to 4 months (council DA), and a fixed-price contract is issued before a spade enters the ground. You follow the budget and programme on the Buildern client portal.
One integrated team
Builder-first, with architecture in-house. The two engineers who design your home are the two who build it. No gap between what was drawn and what gets built.

What services does Marvel Homes offer?
Marvel Homes is an engineer-led design-and-build firm in Sydney. We offer certified passive house design and build, custom home design and build, knock-down rebuilds, complex and sloping site builds, and site investigation and feasibility. Design and construction sit under one contract, with Mo and Ibrahim on every project.
Do you offer design and construction separately?
We work as design-and-build, so design and construction sit under one contract with one accountable team. Where you start is your choice: begin with one of our certified Passive House designs and adapt it, design from scratch with us, or keep the architect you already love and bring us in as the construction partner through a Pre-Construction Agreement. Either way, it removes the gap between what is drawn and what gets built.
How many projects does Marvel Homes take on a year?
We take five to eight homes a year by choice, not capacity. Fewer would force the price up, more would dilute the service. A tight team does the work while Mo and Ibrahim stay across every build. It also means we are honest about fit before you commit.
What is the first step to working with Marvel Homes?
The lowest-risk first step is a builder-agnostic site assessment: a fixed $1,500 review of your block's feasibility, planning controls, and cost drivers. You own the report regardless of who you build with.
